Our Policy Statement

Cancellations:

Notice received more than fourteen (14) days prior to a confirmed reservation date will receive a refund of the paid deposit amount less 20% of that amount, plus any taxes which may apply to that retained amount. This covers our rebooking and credit card reversal charges. If you cancel giving us less than fourteen (14) days notice your previously paid deposit will be retained and any unpaid balance will be charged as payment for any lost revenue unless we are able to rebook the venue.

In the event that you have rented for more than one night, and cancel within the fourteen (14) day period, your balance due for the total amount of the full reservation will be charged to the credit card of record.
FOR ALL RESERVATIONS BETWEEN JUNE 10 and JUNE 30, a thirty (30) days advance notice is required. All reservations made during this period must be paid in full at the time of booking.

Scrapbook weekends require a 50% deposit paid at the time of booking and a 30-Day cancellation for refund of the paid deposit.  Scrapbook weekends are often reserved as much as six months in advance and short notice cancellations not only prevent other groups from enjoying our service, but also effect our winter income significantly.

For reservations of 5 or more days in an period other than June 10 through June 30, a deposit equal to 50% of the total stay is required to be paid in advance by personal check or money order.

Our policy is firm and you are contractually bound by your e-signature on the Guest Acknowledgement.

Reservations:

  1. We will do our best to accommodate your request.  An early contact affords you the best possible chance of getting the dates you wish.  We are members of several B&B associations in Alaska and will do our best to accommodate you with opportunities at other fine inns if we cannot assist you.  No minimum stay is required, however we can not accommodate you for periods longer than 30 days per reservation due to local city ordinances governing bed and breakfasts.

B&B Lite Nights:

  1. Your reservation and deposit are taken in the same way.
  2. Your balance will be charged to the same credit card used for your deposit fourteen days prior to your arrival date.
  3. Your account will be paid in full when you check in.

Deposits:

  1. We require that your first night be paid in advance and we accept Master Card, Visa, Discover, Money Orders, Cashier's Checks, Personal Checks....and, oh yes...Cash!
  2. Once we have received your request, we will confirm availability and then contact you to complete the process and request your deposit. 
  3. Once your reservation has been confirmed and your deposit verified, you will be sent a formal confirmation via email; or at your request, by regular post.

No Show:

  1. Our "No Show" policy is simple.  If you do not show, we will automatically charge your credit card for all unpaid nights.  Should we re-let the room in your absence, you will receive a refund of those charges, less the 20% processing fee.

Smoking and Alcohol Consumption:

  1. Smoking is only allowed in outdoor areas.  This is a City of Anchorage ordinance.
  2. Alcohol consumption is permitted.  Bring your own.  We respectfully ask that you consume with moderation and are observant of other guests. 

Children:

  1. Most of our younger guests have a hard time believing this but we were once children ourselves.  We love kids and welcome you and your family.  We have a large assortment of children's videos and board games.  Our large fenced in gardens are perfect for light-hearted romps, and for the more adventurous family, our mountainside location provides for a wonderful choice of short hikes and adventures into the "wilderness."
  2. You may have wondered why so many B&Bs do not allow children in their homes.  Some limit child guests to a specific age while others don't want to meet your little ones at all.  It's not because these folks don't like kids; it's because kids, especially little ones, get in to everything and do all kinds of interesting things.  As a guest in our home you must promise and consequentially be liable for plugged up toilets, breakage, and damage to furniture and property.  We are not unreasonable folks, however we have a huge collection of valuable and wondrous treasures from all over the world on display in our home.  Our cost of doing business increases significantly from avoidable plumbing and repair costs.
  3. Children under 18 must be supervised at all times and are not allowed to stay in the B&B alone under any circumstance.  Our insurance does not allow us to provide child care.  Children under 12 are not allowed to stay in a guest room alone unless the room has been separately booked for that purpose.  Children under 14 are never allowed in our hot tubs without constant ADULT supervision.

Our Pet Policy:

  1. Traveling with pets is a personal choice that comes with its unfortunate consequences.  Everyone's pet is "well behaved" but different surroundings and unusual stimuli can often turn the sweet family pet into a problem.  We have a few sad stories of those times. 
  2. Your pet is welcome to stay in the family car or free kennel in our heated garage.  Sorry, but we no longer accept pets in any of our B&B rooms.  For our first five years we were one of the few B&Bs in Anchorage that accepted pets.  However since then we have had to change our policies due to several unfortunate events with pets in the room.
  3. Feel free to contact us however and we will be happy to make other suggestions on possible places to stay or ways to accommodate your pet.   

Check In and Check Out Times:

  1. Guests often ask why we can't be ready earlier.  Our overnight guests often do not leave until 11:00 AM.  In the next four hours we must completely clean and refresh each of our rooms, do our daily shopping, and maybe even sneak in a few private moments for ourselves.  It's a long day and we need the time between check out and check in to get ready for your visit.
  2. We however offer three check in options.  Early Check-in is available after 1 PM.  You may drop off your lugage and get your key.  Your room will be ready at 5PM.  Our regular check in time is daily between 5:00 PM and 8:00 PMLate arrivals are any time after 8:00 PM.  Please refer to the late arrival instructions on your confirmation document.
  3. Check out time is 11:00 AM from our guest rooms, but you are welcome to use the guest lounge for a later departure.  Guests often accept our invitation to relax prior to afternoon departures.

Meals:

  1. We serve a full, formal, menu-ordered breakfast daily for all of our guests.  Please review our menu page.  Our seating times are at 8:00, and 9:00.  We will do our best to schedule your seating to fit your plans, and if your plans call for an earlier departure, we offer a self-serve continental breakfast in our guest lounge. 
  2. Special diet requests should be made in advance.  We will do our best to shop and provide you with your specific dietary needs.  Vegetarian diets are our specialty and we have some wonderful breakfast entrees that are also Ova-lacto free.
  3. Tom is a wonderful chef and he will serve you all that you wish.  There are no limits to quantity or portion.  All we ask is that you try to eat all that you order.
  4. Our "B&B Lite" special pricing is available on selected dates throughout the year and includes a self-serve buffet of quiche, muffins, cereals, juice, yogurt, and beverages.  It is available in the guest lounge from 6AM until check out.

Security and Fire Safety:

  1. We provide 24-hour access to our guest areas.  Upon check in you will receive a key to the private entrance and may come and go as you please.
  2. All guest rooms have individual locks and keys as well as interior privacy locks for additional security.  We have NEVER had a problem.  You are staying in Anchorage's most exclusive neighborhood.
  3. We do not assume responsibility for your valuables and ask that you keep them with you at all times.
  4. Fire extinguishers, smoke detectors, and CO monitors are placed throughout the inn for your safety and all locations are clearly marked.
  5. There are telephones in each room and you may use them at your convenience.  Necessary emergency numbers are clearly posted as well as the various ways to contact us should we be away from the inn.

Quiet Times:

  1. Our guests often have plans that begin very early in the morning.  We ask that voices, TVs, and radios be kept low after 9:00 pm and before 7:00 am.  Thank you.

House Noises:

  1. Just like all Alaskans, our house creeks and groans more and more each day as it gets older.  B&Bs in Anchorage are private homes and as such are not sound-proofed like hotels.  Our pipes squeak and groan occasionally.

  2.  If you think house noises will affect your sleep, please use a free set of disposable earplugs to shut out those pipe and house settling noises.

  3. We are pleased to offer you this amenity and you can find them in your room.

Common Area Use and Innkeeper's Privacy:

  1. We love what we do and enjoy sharing our home with our guests.  In season our work day is quite long so we request that the upper Great Room be vacated by 8:00 pm nightly.  The lower-level lounge is available 24 hours a day, as well as both decks.
  2. Our home is full of personal treasures that we have collected over the years.  Please do not handle the artwork or collectables.  We love to talk about our memories so please DO ASK questions.  Everything has a wonderful story.
  3. We request that all doors labeled "private" be observed and not disturbed.
  4. A refrigerator, microwave, and beverage service are available in the lower lounge.  There is a gas BBQ on both decks as well.  Due to City of Anchorage health and safety ordinances, our kitchen is off-limits to our guests.  Cooking is not allowed at any time in the guest areas and we ask that you limit all food and snacks to the guest lounge only.  Food stains are difficult to remove from our comforters and quilts.  Thank you.
